Performance Property Group handles resident placement, requires each prospect to complete an application, and conducts a full credit/criminal background check, then follows up to verify employment and rental history . With aggressive advertising continually running, we take hundreds of calls daily to keep our units rented. This helps assure that your property will have the best tenant possible.

Performance Property Group utilizes experienced, licensed Realtors to show and negotiate rental amounts. In Ohio and Kentucky this is state law and insures fair housing compliance.

Maintenance

To save you money, we use our own in house maintenance team to provide quality and timely maintenance for your property. Therefore, you don't have to pay the exorbitant rates charged by others; nor does your property have to wait until they can work it into their schedule. This can save you hundreds of dollars per year.

Maximizing net operating income for each property requires the implementation of uniform management systems which increases operating efficiency and preventative maintenance to minimize the need for potentially high-cost emergency spending. Performance Property Group has developed profitable relationships with national vendors, which has streamlined business processes and ensures that Performance Property Group procures supplies for it's properties at the most optimal pricing.

While most tenants take care of their own snow removal and lawn-care, we also provide lawn-care and snow removal options. And of course we provide 24 hour emergency service... seven days a week.

Inspections

Piece of mind? Yes, we offer that as well.....Periodically, we make a thorough inspection of your unit, both inside and outside. This helps us insure lease compliance and makes sure your property is being properly cared for.

Evictions / Collections

If rents are not paid by the 6th of the month, we begin the processes necessary to collect rents or evict tenants. Performance Property Group will even pay for an eviction if necessary (with participation in our EPP Program).

Accounting

Our company is highly automated. Owners will receive a "Log-in" where you can view your property status, bills, and income.... in real time 24/7/365. You will also receive a financial statement each month which will show monies collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, property rental histories, end of year tax information to your accountant, and a host of other reports with the touch of a button. We also disburse money via direct deposit to you nearly 2 weeks faster than other management companies in this market.
